Worcester’s New Life Science Community

Gateway Park is a joint venture of Worcester Polytechnic Institute (WPI) and the Worcester business Development Center (WBDC). Designed as an 11 acre, mixed-use destination, the project includes five life sciences buildings totaling 500,000 square feet of flexible, adaptable lab space designed to meet the needs of research organizations. The development also includes 241,000 square feet of market rate, loft condominiums as well as several planned retail establishments.

The WPI Life Sciences and Bioengineering Center

The WPI Life Sciences and Engineering Center, the first building at Gateway Park, will be finished and ready for occupancy in April 2007. Approximately 80% of the building will be leased by WPI for its research-based interdisciplinary science “centers”. These centers include: tissue regeneration and stem cell biology, tissue mechanics and mechanobiology, plant systems, molecular nanotechnology and molecular sensors, applied molecular genetics, advanced technologies in biological imaging and sensing. The center features a four-story laboratory building which will provide the most up-to-date facilities for “wet” research in life sciences.

Investment: WPI and WBCD are making an investment in the property of more than $55 million, which includes the cost of the clean-up as well as investments in the first building, parking garage and surrounding roadways. Federal and state funding (EPA, EDA, Infrastructure and Research Funds) invested in the projects equal more than $15 million.

Parking: The development includes a 680 car parking garage. The master plan also includes approximately 980 additional parking spaces spread throughout the district to provide easy access to all facilities.
